What Is Zoning in Falls Township?
Zoning regulates where and how land may be used so that homes, businesses, agriculture, and public spaces can safely co‑exist. Falls Township follows the Pennsylvania Municipalities Planning Code (MPC), which lets townships divide land into districts (residential, commercial, agricultural, etc.) and apply standards for lot size, building setbacks, signage, flood‑plain protection, lighting, noise and more.

2026 Ordinance & Map Updates
The Board of Supervisors and Planning Commission are modernizing the entire zoning code to reflect current Pennsylvania best practices and the latest Wyoming County comprehensive‑plan goals.
Key items under revision:
- Fee schedule for all zoning, SALDO and Zoning Hearing Board applications
- Plot‑plan requirements (digital submissions, storm‑water data, FEMA flood zones)
- Official zoning district map — incorporating recent parcel splits and road name changes
- Use tables for home‑based businesses, short‑term rentals and renewable‑energy systems
